Maintenance Priority Calculator

Rank any asset's maintenance priority using the same risk logic asset managers apply portfolio-wide: condition, criticality and consequence of failure. Get an indicative priority band and recommended response timeframe.

Risk-based maintenance prioritisation

With limited budgets, asset owners cannot fix everything at once. Risk-based prioritisation scores each asset or defect on likelihood of failure (driven by condition) and consequence of failure (safety, service interruption, environmental and reputational impact). Multiplying the two produces a risk score that ranks the entire maintenance backlog objectively — so the corroded handrail above a public walkway outranks the faded line-marking, every time, and the ranking survives an audit.

From inspection data to maintenance program

A prioritised maintenance program is only as good as the condition data underneath it. Standards-aligned asset inspections — visual, drone-based and non-destructive testing — convert unknown asset condition into scored, photographed, located defects. Fed into a risk matrix, that data becomes a defensible forward works program and renewal budget that councils, boards and regulators can trust.

Frequently Asked Questions

What is a risk-based maintenance approach?

It ranks maintenance work by risk (likelihood × consequence of failure) instead of age or complaint order. High-condition-score assets whose failure would harm people or interrupt essential services are addressed first.

What is the difference between criticality and condition?

Condition describes the physical state of the asset (how likely it is to fail). Criticality describes how much the failure would matter (consequence). A poor-condition park bench is low priority; a fair-condition water main feeding a hospital is high priority.

How do inspections feed maintenance prioritisation?

Formal inspections produce consistent condition scores and defect registers across a portfolio. Those scores drive the likelihood side of the risk matrix, making the resulting maintenance program evidence-based and defensible.
